A Site Plan Application has been submitted to the City of Oshawa for a 10-storey purpose-built rental building at 1804–1808 Simcoe Street North and 426 Niagara Drive. The site sits within the Ontario Tech and Durham College walkshed, on an intensification corridor also being studied for rapid transit. Unit and bed counts will be released once cleared through the application.

One of the clearest supply-demand gaps in the GTA.
Ontario Tech reports more than 14,000 undergraduate and graduate students across its two Oshawa campuses, with a multi-year budget target of 18,000 by 2030. Durham College shares the same north campus and adds a full-time student body of comparable scale. On-campus residence serves only a fraction of that population, largely first-year students, which pushes the overwhelming majority of upper-year, graduate and international students into the surrounding rental market.
That market has not kept pace. Students compete for basement apartments, converted single-family homes and older multi-unit buildings never designed for shared student living.
